Community Facilities District 89-1
The City of Placentia contracts with Willdan Financial Services (WFS) to administer the Mello-Roos Community Facilities District No. 89-1. Your most recent property tax bill (September 2014) reflected an error made by WFS on the Mello-Roos tax for your District. We apologize for this mistake and as a result, a corrected tax bill will be issued to you from the Orange County Treasurer-Tax Collector’s Office the week of December 15, 2014.

Property owners must pay the first installment of the most recent property tax bill by the December 10, 2014 due date. The corrected tax bill will only reflect the correction to your Mello-Roos tax and will be due thirty (30) days after receipt.

Is this the last year for this particular tax?
Yes. CFD 89-1 sunsets in September 2015. This is the last time the tax will be assessed.

Is everybody in the City of Placentia getting the corrected tax bill?
No, only homeowners in Mello-Roos Community Facilities District 89-1 will be getting the corrected tax bill.

Is this an extension of the Mello-Roos district tax?
No. This is not an extension; this will be the final tax bill related to the Mello-Roos Community Facilities District 89-1. 

Do I have to pay the entire bill at once?
No, you can pay the first installment within 30 days after receiving the bill. The second installment will be due  your regularly scheduled second installment due date which is typically due at the same time on April 10, 2015.

Do I have to pay my original tax bill due December 10th?
Yes, you need to pay the original bill you received by December 10th.  You will receive a Supplemental Bill the week of December 15th with the additional amount for CFD 89-1 for which the first installment will be due within 30 days of receipt.  The second installment will be due on the regularly scheduled due date of April 10th.

Is this corrected tax bill roughly the same as last year’s amount?
No, it reflects a 15.32% decrease for property owners in the Mello-Roos Community Facilities District 89-1. To see the tax levy breakdown by dwelling, please click here.

How does this affect pending sale/escrow/foreclosure?  
The corrected tax levy will be incorporated into any pending sale/escrow/foreclosure and the corrected amount will be deducted from any impound or escrow account.

What if I already paid my tax bill?
The bill you paid was incorrect. The revised bill will have the corrected amount and you can pay only the difference if you have already paid your first installment.

How will I know if what I paid is the correct amount?
You can review your property tax bill, payments made to date and any outstanding balance due by visiting the Orange County Treasurer-Tax Collector’s website at http://tax.ocgov.com.  

If I have an impound account, will I need to write a check?
The corrected tax bill is NOT being sent to your mortgage holder or your impound account administrator.  It is your responsibility to either write a check directly, or forward the corrected tax bill to your impound account administrator for payment with an explanation and directive to pay. 

When will corrected tax bills be mailed to residents of Mello-Roos CFD 89-1?
Orange County Treasurer-Tax Collector’s Office is expected to issue the corrected tax bill the week of December 15, 2014.  

When is the revised tax bill payment due?
Property owners have 30 days from receipt of the corrected tax bill to remit the first installment. The second installment will be due in April 2015. Check your corrected tax bill for the exact deadline. 

Is this corrected tax bill tied to the Landscape Maintenance District?
No,  the Landscape Maintenance District is completely separate from CFD 89-1.
